Project Background & Client Needs

The client is a property management group whose communities had long struggled with e-bike parking chaos: charging spots occupied by non-charging vehicles, residents queuing for slots, and unsafe flying-wire charging. Manual enforcement was costly and conflict-prone. The client wanted technology-driven, fine-grained parking management — anti-squatting, reservation and traceability built in — while cutting labor.

Smart Ground Lock Mini-Program Solution Overview

Juhui Software delivered an IoT ground-lock system for e-bike parking, comprising a resident-facing WeChat mini program, smart lock devices and a property management console. Users scan a QR code to lower the lock and park; the lock rises automatically on departure, releasing the space. The system supports monthly space reservation and guest temporary passes; the console shows real-time utilization and overstay alerts, with camera linkage for violation evidence — upgrading communities from manual policing to technical enforcement.

Core Feature Modules

  • Scan-to-lower/raise locks — residents scan to lower the lock and park; it rises automatically on departure, freeing the space.
  • Monthly space reservation — dedicated spaces lock monthly with scheduled billing and renewal reminders.
  • Guest temporary passes — visitors get time-limited unlock access that auto-expires.
  • Overstay alerts — prolonged occupation triggers alarms; staff can push reminders or remotely lock spaces.
  • Violation evidence linkage — lock events pair with camera snapshots for a clear evidence trail.
  • Utilization dashboard — usage and turnover by community and building inform parking planning.

Technical Architecture Highlights

The locks use an industrial waterproof, crush-resistant design with motor drive and NB-IoT connectivity that stays reliable in weak-signal underground garages and open-air lots. The mini program issues unlock commands over a dual QR-plus-Bluetooth channel: scanning binds user identity to the space, while a cloud-side state machine adjudicates payment and authorization to prevent unauthorized unlocks. The console integrates with the property's camera platform via event APIs, auto-linking occupation and overstay events to evidence footage and pushing work tickets.

Launch Results & Data

In pilot communities, scan-controlled locks fully replaced manual enforcement, fundamentally easing the squatting of charging spaces. The combined monthly-pass and temporary-pass model raised space utilization significantly while visitor complaints dropped sharply. Camera-linked violation evidence made long-running occupation disputes resolvable with proof, allowing the property to reduce on-site staffing. Guided by the utilization dashboard, the client converted idle spaces into dedicated charging zones and launched a second deployment across more communities in the group.
