Community Smart Charging Operation Platform: Background & Client Needs

E-bike charging in older residential communities has long troubled property managers: makeshift wiring and indoor charging create serious fire hazards, and regulators now explicitly require charging facilities inside communities. A property-management group overseeing more than 50 communities wanted a unified community charging network — chargers deployed per community, residents scanning to charge with monthly plans, and group-level management of revenue and reconciliation. Juhui Software built this community smart charging operation platform as a custom delivery.

Solution Overview: A Multi-Community Charging Management System

This EV charging management system targets unified multi-community operation for property groups, spanning four ends: a resident mini-program (scan to charge, plan purchase), the charger device end, a property-side console (per-community permissioned management), and a group operations console (cross-community revenue reports and splitting). Chargers across all communities connect to one cloud platform, and a single QR identity works everywhere for residents.

Core Feature Modules

  • Scan-to-charge with plan billing: residents scan to start; monthly plans deduct usage or credits automatically, with top-up reminders on low balance.
  • Multi-property permissioned management: a group-region-community account hierarchy lets each community's property team manage only its own devices and data.
  • Utility reconciliation: the platform meters consumption per community and per charger, auto-comparing with electricity bills into reconciliation reports.
  • Revenue splitting reports: charging revenue splits among property, operator and electricity costs, exportable in one click.
  • Safe-charging policies: stop-when-full, overload shutdown and high-temperature alert linkage eliminate prolonged overcharging risks.

Technical Architecture Highlights

Chargers connect over 4G via MQTT, reporting charging status, power and temperature. The platform runs on a multi-tenant architecture with logical data isolation per community and a permission model mirroring the property group's structure. The mini-program integrates WeChat Pay for single charges and plan purchases, with splitting settled automatically through the payment platform's split interface. Fire-safety linkage policies cut power on abnormal charging behavior and push alerts to on-duty property staff instantly.

Results & Data After Launch

The platform now covers 50-plus communities with more than 2,000 charging points deployed; scan-to-charge has become the dominant charging habit, and makeshift wiring has dropped sharply. Multiple monthly plans serve users from light to heavy, and plan subscribers charge far more frequently per month than pay-per-use riders. The group completes utility reconciliation and revenue-splitting reports through one unified console — replacing scattered manual bookkeeping per community with one-click exports at group level — lifting both management efficiency and revenue transparency.
